A REALTOR's services, from offer to close

The REALTOR® logo indicates a trained, licenced real estate professional who is a member of organized real estate. A REALTOR® abides by a Code of Ethics in everything they do as she works towards one goal: client satisfaction. Only a REALTOR® can list real estate in the Multiple Listing Service®. The MLS® logo
confirms the REALTOR® is the source of quality, cooperative and comprehensive real estate information and services.

Working with a REALTOR®: The AGENCY Relationship

A REALTOR® provides much more than the resources of MLS®. As your agent, a REALTOR® owes you the duties of utmost care, integrity, confidentiality and loyalty. Whether you are a buyer or seller, you should make sure you discuss "Agency" with your REALTOR®, and the specific services to be provided. A REALTOR® must disclose who they represent in any real estate transaction. A REALTOR® may represent you as a buyer or as a seller, or they may also represent both buyer and seller in the same transaction.

   

When my marketing efforts bring you an offer for your home, I will:

Negotiate the agreement

  • Explain the offer (Agreement of Purchase and Sale) to you and address your questions and concerns

  • Help you determine the best course of action by pointing out potential advantages and disadvantages of each offer and clarifying the choices available to you

  • Prepare an estimate of net proceeds based on the proposed price and terms

  • Negotiate through the Buyer's agent and handle possible counter-offers to reach a final agreement that is favourable to you

Complete the transaction

  • Explain to you in detail all the steps that will occur for a successful closing and answer any questions you might have

  • Work with the Buyer's agent, escrow officer, title officer and others to help coordinate their activities and keep the transaction moving forward

  • Monitor progress of inspections, the Buyer's loan and other contingencies as called for in the purchase contract

  • Resolve questions or problems that might arise, in order to ensure a timely closing

  • Accompany the buyer and buyer's agent during their final walk-through of the property

  • Assist you in handling details required for the completion of the transaction

  • Communicate with you on a regular basis so that you remain informed and as worry-free as possible

Follow up after the sale closes

  • Confirm that all your real estate-related needs have been met, and provide information on service providers you may require.
